Good to know

Mornings open with coffee and the peaks framed in the great-room windows. Days are yours: hike straight from the area's trails, drive out to Wellington Lake to swim or rent a canoe, or wander downtown Bailey for shops and local restaurants. Evenings come back to the deck — something on the pellet grill, the hot tub warming up, and a wide, dark sky filling with stars. When the weather turns or the kids wind down, the lower-level theater room takes over: comfy chairs, a smart TV, and room for everyone. Two king bedrooms sit upstairs off the main living space, and a third bedroom with a queen and its own ensuite is tucked downstairs by the theater. Up to two dogs are welcome, and the whole cabin is yours. HIGHLIGHTS: • Private hot tub on the deck under dark mountain skies • Lower-level movie theater room with a smart TV and comfy seating • Mountain views from the kitchen, dining, and living room through huge windows • High-speed Starlink internet — great for remote work • Nearly 5 private acres just off Highway 285 • Fully stocked kitchen and open great room with ceiling fans • Pellet grill on the deck • Two king bedrooms plus a queen ensuite — sleeps 6 • Dog friendly (up to 2 dogs) - $150 Flat pet fee • Covered parking under the deck, out of the sun and snow • Short drive to downtown Bailey · Wellington Lake nearby · Breckenridge ~1 hr 20 BEDROOMS (3) Bedroom 1 — Main King (upper level) • King bed • Ensuite bath • Ceiling fan Bedroom 2 — King (upper level) • King bed • Full bath just off the hallway Bedroom 3 — Queen (lower level) • Queen bed • Ensuite bath • Steps from the theater room BATHROOMS (3) • Upper-level ensuite off the main king bedroom • Upper-level full bath in the hallway • Lower-level ensuite off the queen bedroom • All stocked with towels and toiletries KITCHEN & DINING • Large, fully stocked kitchen with mountain views • Open dining area beside the kitchen • Huge windows filling the space with natural light LIVING AREAS • Upper-level great room with a smart TV and ceiling fans, open to the kitchen and dining • Wrapped in mountain-view windows • Lower-level theater room with a smart TV and comfy seating for the whole group OUTDOOR SPACES • Private hot tub on the deck • Pellet grill for cooking out • Deck for relaxing and stargazing • Nearly 5 acres of space and privacy • Covered parking beneath the deck LOCATION & WHAT'S NEARBY • Downtown Bailey — shops and local restaurants, a short drive • Wellington Lake — swimming, canoe rentals, and hiking • Guanella Pass — a favorite summer scenic drive with roadside hiking, leading to Georgetown and its short train ride (pass open summers only) • Fairplay ~1 hour · Breckenridge ~1 hr 20 min STR-0215-2026

Other Details to Note

HOUSE RULES • Check-in after 4 PM, checkout before 10 AM • 6 guests maximum • Dogs welcome — up to 2 - $150 Flat pet fee • No parties or events • No smoking or vaping anywhere; fine applies • Quiet hours 10 PM out of respect for neighbors FAQS • There's no A/C. At this elevation the temperature rarely climbs above 80°, and opening the windows at night cools the cabin down quickly. • From October through May you'll need AWD or 4WD with appropriate tires — the area has snow and dirt roads. The driveway is paved but steep and can be icy in shaded spots even when plowed; there's a spot at the top to park and walk down carefully if needed. • The Colorado mountains can get snow almost any time of year — pack accordingly. • This is a residential neighborhood. Most neighbors aren't close, but a few are. • Please don't park in the garage (it holds the washer and dryer) — use the covered parking under the deck. License STR-0215-2026
